WHAT WILL YOU NEED TO ACCOMPANY YOUR APPLICATION FORM?
First of all it is worth knowing that if you instruct KJM to produce your planning permission drawings then we submit the planning application on your behalf and we ensure all the correct information is made available to the planning department at the ofset of any new planning application. If you would still prefer to submit a planning application yourself then let us explain what you will generally need to accompany your planning application forms.
The majority of local authorities will require detailed plans showing existing floor plans and elevations in a minimum scale of 1:100
They will also require proposed elevations in 1:100 scale plus proposed floor plans in 1:50 scale.
They will generally also require a location plan showing your property to a scale of 1:1250 covering and area of approximately 2 hectares.
Also required is a site plan, this must show the property in much closer detail than the location plan - the normal requirement for these is 1:200 scale covering an area 0.9 x 0.9 hectares and this is always requested for properties in rural areas.
Some Councils are requesting builders work specifications to be incorporated onto the drawings, they are also requesting more building regulation data for instance foundation details, blockwork through sections, lintels and insulation. If required by your council we can incorporate one or even all of these items into your drawings although there will be a small charge for this service.
Once you request a quotation from us we will contact your local authority to obtain details of what they require and our quote to you will include everything you need to obtain planning consent.
Once we have prepared your plans we will send an electronic copy to you for your comments and approval, upon your approval we will then submit the plans on your behalf and thereafter provide a complete planning agency service liasing direct with your local authority until your plans have been passed.
1. FULL PLANNING DRAWINGS - WHAT WILL BE SHOWN ON THE DRAWINGS
KJM will produce extremely accurate 2D plans of your property using the latest industry Autocad software.
The drawings will depict the existing arrangement of the property in both plan and elevation views and will include detailed internal floor plans.
Externally, the front, side and rear elevations will be drawn to depict both the existing and the proposed format.
Our drawings also include roof plans where necessary and these will be drawn in 1:100 scale.
Drawings to be produced with polylines and will include detailed hatch infills where required to give a high detail level.
Most importantly of all, our drawings will be set out in the required scale as specified by your local authority planning department.
WHAT IF THE COUNCIL REQUEST REVISIONS TO YOUR PLANS?
Any drawings revisions deemed necessary by the local authority will be carried out completely free of charge - after all, its not your fault if the council require more information about your plans so we see no reason why you should be penalised (unlike some of our competitors).

HOW WILL YOUR DRAWINGS ARRIVE
Your planning permission drawing will be emailed to you in electronic PDF format (we can arrange printed A1 copies should you so wish however there is a small charge for this service.
Once your plans have been approved by building control we will post out 4no. A1 copies of your finished building regs plans so that you can obtain prices from builders.
You will also recieve a CD containing electronic PDF copies of your planning and building regs drawings.

3. OUTLINE PLANNING PERMISSION OR LAWFUL DEVELOPMENT CERTIFICATE
KJM Design can provide single line drawings depicting current and proposed property details for the purpose of obtaining outline planning permission or a lawful development certificate.
These drawings are more simplified than the full planning application plans and do not inlcude hatch detailing.
This package is suitable if your property satisfies the Permitted Development legislation but you want to have a certificate of lawfulness for peace of mind, they are also useful for sending to your local authority to advise whether your modification will require builders regulation plans.
For planning application it is more suited to somebody who lives in a conservation area and wants to 'test the water' with their local authority before spending too much time developing detailed plans of their proposals.
Please note however, if you are given outline planning permission you will still need to obtain seperate full planning permission and in all probability due to the nature of the project - full building regulation drawings - and all this before any building works can go ahead.
Some local authorities will also ask for an OS map to accompany plans - especially for porches or similar work to front of property.
Outline Planning is Suitable For:
People who are sceptical about their chances of obtaining full planning permission, this enables you to test the water without spending out for full planning drawings and a full planning application fee. It should be noted that if you obtain outline planning permission you will also be required to obtain full planning permission before any work on site can begin.
Permitted Development Plans are suitable for:
Conservatories, Porches, Outbuildings Etc. That meet the permitted development rights however you want the security of a lawful development certificate (LDC).

4. FULL BUILDING REGULATION DRAWINGS
These are the most detailed of all plans and must contain detailed through sections of supporting walls, floor constructions, details of proposed foundations, details of insulation, means of escape, access requirements etc, structural details, foundation plans, measurements, service runs etc.
These are the drawings you will need if you are to obtain pre-site building regulation approval. They are also called builderswork drawings as they are what your builder will price the job based on and what he will have to work to in order to satisfy your local building control department.
It is on these drawings that any bespoke materials or detailing you may have on your extension will be incorporated in more detail - for instance, a particular skylight, maybe a certain floor covering or even an 8 person jacuzzi !

5. TECHNICAL SURVEYS
We can carry out full technical surveys using upto date tripod mounted laser surveying equipment to ensure your exterior elevations are accurate and provide a true reflection of your property - all key measurements and angles of your existing property will be measured. We will also carry out a survey of the services entering the property and will advise the homeowner accordingly.
6. FEASIBILIY STUDY & DESIGN INPUT ASSESMENT
If you are not sure exactly what it is that you require then why not request a visit by KJM design.
We will come to your property and take some measurements and come up with an extension design based on your requirements.
We will carry out a drain and services study and can advise of any issues relating to your proposed works that may provide troublesome. We will also help you avoid any stumbling blocks for planning permission by advising what you probably can and cant get away with.
On completion of the feasibility study, a full report will be drafted together with an outline drawing of your property and proposed extension will be posted to you.
7. SITE & LOCATION PLANS
We can provide ordinance survey maps showing your property to various accurate scales as required by many local authorities at the planning stage.
We always include two maps as part of our planning drawing package (location and site plans) - however you may wish to have a map added to an outline planning application, a conservatory drawing, new build plans or indeed anything else you may require.
4. NEW BUILD PROJECTS & SELF BUILDS
If you are planning a new build home and have sketches scibbled down but would like them turned into full detailed plans we would be happy to help.

6. STRUCTURAL ENGINEERS FEES
KJM can arrange for your extension plans to be assessed by our preferred structural engineer who has vast experience in both civil and structural engineering and is an Associate Member of the Association of Building Engineers. Prior to founding his company, he worked for a Local Authority checking structural calculations submitted for Building Regulation Approval.
If you would like the inclusion of structural fees as part of your quotation please advise us of this at the enquiry stage and we will provide you with costings for your specific project requirements.
